NOIDA: Noida Extension Flat Owners Welfare Association has flagged the issue of completion certificates and occupation certificates being awarded simply on the basis of submission of paperwork with the Noida authority.
Claiming that many apartments in Noida extension are getting certifications without prior verification of appropriate completion, the buyers are set to present their concerns with the Greater Noida Authority on Thursday.
“We demand a team be formed by GNIDA and Noida Authority so that apartments are visited before final approvals are provided by the Authority. For fire certificates, sewage treatment facility, garbage disposal, there are set norms. The problems are beginning to surface after residents are moving into the apartments. So we are presenting a written complaint with the GNIDA this week,” Abhishek Kumar, president, Nefowa, said.
Noida Authority has been on a regular basis hosting tripartite meeting with homebuyers and builders. In several such tripartite meetings issues of inadequate maintenance and post-completion lacunae have been raised. Some residents from apartments in Noida Extension have reported lack of adequate sewage treatment systems within the residential complex.
“At such apartments, the domestic wastes are being let loose outside into the drains, so in the long run, this will lead to immense problems for the entire community in the years to come,” Kumar added.
“We have requested in our prior meetings with the authority that there should be a special group that should intervene totally all the claims made by the builder on paper, with the physical reality of that apartment for which occupation certification is being applied for. Simply to hand over a go-ahead on the basis of submission of pending dues and other certificates is not enough,” Shweta Bharti, General Secretary, Nefowa said.
Home buyers of Noida have been regularly complaining about issues post-occupation of the new apartments. Many claims that they are posing teething problems related to maintenance, power charges, lift maintenance, sewage treatment and appropriate installation of fire control mechanisms in the apartments.
